The seller guarantees clear ownership only during the time they owned the property.
Quitclaim Deed
Transfers ownership interest without any guarantees. Commonly used between family members or during divorce.
Deed Requirements
A valid deed generally requires:
Grantor's signature

To add or remove someone from a property title, a new deed must be prepared and recorded.
Adding a spouse requires a new deed transferring ownership to both parties.
